What goes in a bathroom remodel estimate?

Demolition, and what's behind it
Say what's coming out, and that rot or water damage found behind the old shower is priced before it's fixed.
Waterproofing
Name the system for the shower, like a sheet or liquid membrane. It's the part nobody sees, and one of the costliest to redo if it fails.
Allowances
Set amounts for tile, the vanity and fixtures until the client picks them. The estimate stays firm, and an upgrade becomes a clear change order.
Each trade
Plumbing, electrical, tile, drywall, paint. Clients compare remodel quotes by asking 'does this include...', and a line per trade answers before they ask.
A payment schedule
The deposit and payments at milestones, written in the notes. Some states limit the deposit on home improvement work.

Writing a bathroom remodel estimate that gets approved

  • Walk the bathroom with the client and write their list before you price: what stays, what moves, and what they've already bought.
  • Check the floor around the toilet and behind any access panel before you quote. A soft subfloor changes the job, and it's better found now.
  • Note lead times for anything ordered, like the vanity, glass or special tile. A glass shower door is often measured only after the tile is in.
  • In a home built before 1978, the EPA's lead-safe rules (RRP) apply when you disturb painted surfaces. Note it on the estimate if it applies.

What is an allowance on a remodel estimate?
An allowance is a set amount on the estimate for something the client hasn't chosen yet, like tile or a vanity. If their choice costs more, the difference is added; if it costs less, it's credited. It lets you give a firm price before every choice is made.
How much deposit can you ask for on a bathroom remodel?
The deposit you can ask for depends on your state. Some states cap deposits on home improvement contracts: in California, for example, the down payment can't be more than $1,000 or 10% of the contract price, whichever is less. Check your state's rules before you put a deposit on the estimate.
Does a bathroom remodel need a permit?
In many places a bathroom remodel needs a permit when plumbing, electrical or walls change, but not for cosmetic work like new tile or a vanity swap. Rules vary, so check with the local building department.
