- Write it before you do the extra work, not after. A change order signed once the work is done is a negotiation.
- Describe the change the way the client asked for it, and name the room or area. 'Add two recessed lights in the hallway' beats 'electrical extras'.
- Show work taken out as a credit, with a minus price, so the client sees the swap and not just the new number.
- Put the new contract total on it. Clients agree to one change at a time and get surprised by the running total.
- Say what it does to the schedule, even if the answer is 'no change'. Delays are the next argument after money.
Questions
- Is this really free?
- Yes. Make as many change orders as you like. The PDF has a small line at the bottom saying it was made with JobsiteHQ's free template.
- Does a change order need to be signed?
- Get it signed before the extra work starts. The signature is what shows the client agreed to the cost, and in many states changes to a home improvement contract have to be in writing and signed by both sides. Check your state's rules.
- Can my client approve it online?
- Not a PDF. In JobsiteHQ the change order goes out as a link: the client sees the original estimate, the change and the new contract total, and approves it with their name before you start. Once approved, it goes on the job's invoice.
- Where is my information saved?
- Only in this browser, so your business details are filled in next time. Nothing is sent to JobsiteHQ. Clearing your browser's data clears it.
